In some cases, it is just a cleaning or, perhaps, rearranging or removal of some furniture items. Then, if needed, we will recommend adding items (various decorative items which add color and interest). It is amazing how a few well placed items can make a hugh difference in the "wow factor" of your home. Colors and textures appeal to buyers. Curb appeal is also extremely important.
In summary, if your home is staged to it's maximum showing potential (and priced right), it has a better chance of selling and selling faster than a home that is not staged. First impresions are lasting. The front door greets the prospect. Make sure it is fresh, clean and inviting. Keep the lawn trimmed.
Let the sun shine in. Open draperties and curtains will let the prospects see how cheerful your home can be since dark rooms to not appeal.
Turn lights on. Illumination is like a welcome sign. The potential buyer will beel a glowing warmth when you tun on all your lights for an evening viewing.
Small repairs can make a big difference. Loose knobs, sticking doors and windows, warped cabinet drawers and other minor flaws detract from home value. Dripping water discolors sinks and suggests faulty plumbing. Have these items fixed if at all possible.
Remove all unnecessary items from countertops and other areas. Display the full value of your home's space. Pack up those knick-knacks and leave the spaces open and clean. Keep stairways clear. Avoid cluttered appearances and possible injuries.
Make closets look bigger. Neat, well organized closets show space is ample in the home.
Arrange bedrooms neatly. Remove excess furniture. Use attractive bedspreads and freshly laundered curtains.
Make bathrooms sparkle. Check and repair caulking in bathtubs and shwoes. Make this room sparkle.
Three's a crowd. Avoid having too many people present during showings. The potential buyer will feel like an intruder and will hurry through the house. Silence is golden. Be courteous but don't force conversation with a potential buyer. They want to see the home.
Turn off radios and televisions. Let the buyer and agent talk, free of disturbances.
Pets underfoot? Keep them out of the way - preferably out of the house.
Don't apologize. Never apologize for the appearance of your home. After all, it has been lived in. Let the trained salesperson answer any objections. This is her/her job.
In the background. The real estate agent knows the buyer's requirements and can better emphasize the features of your home when you don't tag along. You will be called if needed.
A word to the wise. Let your real estate agent discuss price, terms, possession and other factors with the buyer. He/she is more qualified to bring negotiations to a favorable conclusion.
